BUYING A PROPERTY SHOULD BE A GREAT EXPERIENCE

The process of transferring a land/property title from one person to another is a complex one and involves working with a lot of different parties from banks, lawyers, real estate agents and local government. As Licensed Conveyancers based in Port Lincoln, South Australia, we do this everyday and know what you need to do to get you into your new property as smoothly and as quick as possible.

When coordinating the purchase of a property we help the buyer: 

  • Prepare and complete all the required legal documents necessary to complete the transaction and settlement such as contract of sale and memorandum of transfer

  • Offer you advice about the contract and Form 1

  • Research your property and it’s certificate of title, checking for any information that needs addressing before you sign on the dotted line. 

  • Calculate the total amount needed to meet all expenses (including all those little ones outside of the purchase price of the property...these add up!) 

  • Looking after your deposit money and making sure its stored safely in a trust account

  • Advise you about property insurance

  • Arrange payment of the stamp duty on the Transfer

  • Advise you about owing as “Joint Tenants” or “Tenants in Common”

  • Liaise with your bank to confirm the amount being borrowed and to ensure it is paid at settlement

  • Advise on any Stamp Duty Concessions and Federal Grants where applicable

  • Advise you of the special obligations when buying a Strata/Community titled property.

  • Liaise with your bank and arrange payment on your behalf of stamp duty and other transactions

  • Work to keep your buying costs to a minimum including ensuring the vendor has paid any outstanding bills before settlement such as water, electricity, council rates etc so you don’t have to!

  • Liaise with your bank about the progress of your loan application 

  • Attend settlement on your behalf, meeting with the vendor's conveyancer and ensuring all paperwork is completed correctly so that your bank can release your funds and you can get your keys!

We do this every day so are very versed in all of the ins and outs and will talk you through every step, keeping you informed so there’s no confusion.
